Discovery
This is where we get to know you and your project. What do you want your home to feel like? How do you actually live day to day? What's realistic for your budget, your lot, and your timeline? We dig into all of it. And if something doesn't add up, we'll tell you honestly before you spend a dollar on design.

Pre-Construction
This is where we zoom into the details of the project. We work through everything before construction starts: the house plans, the engineering, which trades go in what order and who fills the gaps, what materials need to be ordered when, and what the whole thing is actually going to cost. The goal is to walk onto that job site on day one with a plan so thorough there's nothing left to figure out.

This is the part people picture when they think about building a home. And because of the work we've already done, it should actually be enjoyable. We coordinate the trades, manage the schedule, track the budget, and keep you in the loop every step of the way. No wondering what's happening with your house.

Home Care
Move-in day is exciting, but our partnership doesn't end there. Every Iron & Oak home comes with a documentation package most homeowners never receive: as-built drawings, circuit maps, MEP locations behind every wall, a full product data binder, and a maintenance roadmap written for your specific house. Not a folder of appliance brochures.
